If you still have not refinanced your home loan into a new lower interest rate you might get left holding the bag.  Rates are still hovering around the 4% and even under the 4% level. What are you waiting for.

“Today I’ve seen rates as low as 3.35% for a 30 year fixed mortgage.”

With the European debt crisis and Asian countries purposefully slowing down their economies I would think that it should be enough to warrant a refinance.

Refinancing your home at these super low rates will give you and your family peace of mind and security for the long haul. Many people refinancing right now are shaving hundreds of dollars off their monthly payment. Cash flow is the key. Cutting a few hundred dollars from your monthly bills will free up more cash for investments and maybe even that investment property you have always wanted to add to your portfolio.

Fun things to do, hike Peak 8 in Breckenridge Colorado

Looking for fun things to do in Colorado with kids or just for yourself? Get off the couch and take a hike up Peak 8 in Breckenridge Colorado.

Over Labor Day weekend we took a little walk up Peak 8 to the 13,000 foot summit. It was a pretty easy hike as hikes go in in Colorado but it was fun and worth the effort. The views were amazing and we were very lucky there was no cloud cover and the skies were clear. It may not show on the video below but we could see forever.

So here’s how we did it.  My family and a few friends were staying at One Ski Hill Place in Breck. I highly recommend this as your base camp in Breck. We took the scenic lift up to about mid-mountain and took off up the ridge line to the warming hut or ski patrol house that you can easily see from down in town. The climb from the lift to the house was quite steep and the road/trail up there is mostly loose gravel and dirt so traction can be an issue. I found it to be more difficult coming down than going up.

Once you reach the mountain house there is a small trail leading up to the top of the Imperial chair lift. This is the last little stop until you reach the summit at ~ 13,000 feet. The trail from the top of the chair lift to the summit is rocky, loose and a little steep in spots. This was the most difficult section to descend once you have reached the summit.  You want to be careful not to twist and ankle.

Overall I would rate it very accessible and a great afternoon hike that will give you great views of the surrounding mountains.

Looking to buy a home in Parker, Colorado? You better check out the Parker neighborhood of Newlin Meadows.

Newlin Meadows is located adjacent to the new Rueter-Hess Reservoir here in Parker. If you think that isn’t important you should reconsider.

When Rueter Hess is complete is will have miles of trails for walking and biking,  plenty of picnic tables, fishing and other fun Douglas County Open Space activities.

Take a look at the neighborhoods in the DTC and Greenwood Village that back up to the Cherry Creek Reservoir. The neighborhoods next to Cherry Creek Reservoir in the DTC have certainly benefited from having all those recreation opportunities out their back door. I’ve had many clients over the past 12 years ask me to show them homes in the DTC and only homes with easy access to the reservoir. There is a definite premium for properties located close to the reservoir in the DTC and I believe eventually that same will happen here in Parker and homes near the Rueter-Hess reservoir.

Newlin Meadows is located in a prime location for more than just the reservoir. Eventually Hess Road will connect up with I-25 and Mainstreet already connects. Newlin Meadows in directly in between both roads which will give homeowners in that neighborhood easy access to I-25 from two routes.

Home prices right now in Newlin Meadows are from the low t mid $300’s to well over $400,000. There has been one sale in the past 2 years over $500,000. It listed and sold in 1 day for $540,000.

What more can I say. I believe that Newlin Meadows, Horse Creek, Auburn Hills and Antelope Heights will all be ideal for home buyers in Parker.

This is a scan of the post card the Town of Parker handed me at the recent “State of the Town” meeting I attended.

To be honest learning about this new (soon to be finished) cultural center in the center of town was actually the most exciting part of the event. There were a few bad jokes and a lot less real information given that I had hoped for. Mostly a smooze event and “look at me I’m your representative” junk. I do like the Mayor. Enough about the meeting.

This new building which I will say is quite impressive for Parker is really going to bring our Town to life. From the artist renderings and models I saw I cannot wait to attend an event here.

This is what I was told.

  • Located in the heart of Parker’s historic downtown.
  • Will host a varsity of regional and national arts performances.
  • Available for rental for community, social and business events.
  • 300 seat theater with an orchestra pit and dressing rooms
  • 250 seat outdoor amphitheater
  • Event room for banquets and community events. Social wing-dings! Yahoo.
  • Multipurpose classrooms, media and visual arts rooms and dance studio
  • Catering and teaching kitchen
  • Plaza with a kids playground
  • Art gallery

To me this sounds really cool. We have needed this for years. If you have ever been to an event at the old Mainstreet Center you understand why.

Good job Parker planners and Mayor for helping get this built for the Town of Parker.

“I’ve had several of my Doctor clients tell me they are sick of losing cash in the stock market. Give me an investment I can make a steady return on and I will take it all day long.

There is a massive shadow inventory of homes yet to hit the market that the banks are either sitting on or simply have not foreclosed on yet. So will you be a buyer/investor and take part in the easy pickings and make great investments for your financial future or will you be the guy or gal at the party in 10 years saying “boy I could have bought those cheap homes but I didn’t.”

Prices are depressed 8-20+% in some areas so with the foreclosures and short sales hot real estate investment deals are relatively easy to come by.

Vacancy rates across the Denver Metro area are at all time lows. Record lows! Rent prices are up! Interest rates are Low! Homes Prices are low! This is exactly what our parents and every talking head on the NEWS and financial shows all preach is the absolute best time to buy? Your darn right it is. Buy low sell high.

Homes and condos are renting at amazing rates. Homes that were renting for $1,500 to $1,600 a month are now renting easily for $2,000 a month. Condos that were renting for $750 are now renting at $1,000 a month.

Remember all the people losing their homes to foreclosure and short sale still need a place to live. The fact is many of them dread the idea of going back into an apartment. Many of them simply cannot since they now have 2-3 kids. They all need homes.

The unfortunate ones that have lost their homes to short sale or foreclosure are no longer able to buy a home since their credit has been trashed. Most cannot buy a home for at least 3 years. Many cannot buy homes for 5 years.

I have access to amazing contractors for trashed out homes. Access to lenders that know how to complete the loans that can get your up to $35,000 for fix up costs. Lets face it 90% of the so called trashed homes on the market really only need a little cosmetic work to get them back into shape. I rarely see investors spend more than $10,000 to fix up a home to get it ready to rent.

Fix and flips are another possibility. As mentioned above. You can get up to $35,000 to help with fix up costs. Some investors would rather use their own cash and have complete control which is also fine. It’s not difficult to turn a $15,000 profit from a fix and flip property in this market. Many investors are doing much better than that.

After writing an article detailing home sale trends over the past 4 years in Stonegate, another Parker, Colorado community, I was asked to produce the same stats for Pradera Golf Club.

Over the past 12 months I have witnessed a new found demand for high end luxury homes in Douglas County including the custom home communities of Pradera and The Timbers. We all noticed the demand slow down for about a 12 month period in late 2008 and early 2009 simply because banks would not lend money to high-end luxury home buyers.

Well the lenders are back and so is the pent up demand from custom home buyers. Currently a majority of the home sellers and buyers I’m working with are in what I consider to be the high-end market. Steve’s definition of high-end = anyone buying or selling above $750,000.

Here are the numbers for Home Sales in Pradera that have a sold closing price ABOVE $750,000 since 2007.

Total Sales by Year: (2008 was hot then the breaks were applied by the banks.)

2007 = 12

Average Total Days on Market: (Like I said 2008 was HOT for custom home buyers)

Parker Parent Looking for the TOTAL Package in a School!

Please comment below if you have an opinion on this subject and I am certainly open for advice and other good options if you have a system that is working for your family. Please let me know. I would love to pass on the information. I don’t think there is a right or wrong answer to this problem it would be whatever works best for you and your family.

If you are a working family that does not have a Mom or Dad that stays home you may be in for a rude awakening when you go to enroll you kids into top pre school and kindergarten programs in Douglas County Colorado. I’m not only talking about Douglas County Schools but also privately owned schools and faith based schools.

Fact: Did you know Douglas County Schools is now the 3rd largest school system in the State of Colorado?

Opinion: I would also argue that it is also probably one of the wealthiest as well. Douglas County has a large tax base of high income earners.

What I have found personally and through many conversations with other parents is that we are blessed to have many great choices for schools and pre-schools.

The Problem:

Many of the great pre-school and kindergarten programs that we have found are very limited in offering only very short programs and many don’t offer 5 day a week classes.

We recently found a top local school that offers 2 or 3 day a week pre-school programs from 8:30 to 11:45 or 12:45 to 3:30. So if you work how could you possibly manage that? No 5 day a week program. No possible way to only send your kid or kids to school for only 3 hours a day 2-3 days a week. It’s a system that caters to the stay at home Mom or Dad. It’s unfair. To their credit they told us that if there was enough interest they “might” consider offering full day. Well I know a lot of parents that are interested.

We also have great schools that offer 5 day programs but close at 3:00 sharp. So drop off is 8-8:45 and pick up is 3:00. School is from basically 9:00 to 1:00 or 2:00 depending on the age of the student so you pay extra for after care from 1:00 or 2:00 until they close at 3:00.

My question is how many companies let you off at 2:30 so you can go pick up your kids and take them home for the day?

Options:

There are day cares that will come pick up your kids and bus them to their site for an afternoon session. I know a lot of people that do that and it seems to work for them but many express sadness in having to have their kids carted around during the day.

I also know that here in Parker there is a place specifically setup for after school care, drop off and recreation activities. I don’t know a lot about it but when we priced it out it was very expensive. Add that to already expensive pre-school and kindergarten.

We have now hired a Nanny to pick up our kids, bring them home and take care of them from 3:00 to 5:00. It works! I can feel comfortable knowing that they are home safe and sound. Some people cannot do this and I know we are lucky to be able to have this option. So, what do people do that are not as fortunate? They are stuck sending their kids to schools that may not be as good or may not be the type of school they want for their kids.

I do know that many of the neighborhood PUBLIC schools offer after school “Enrichment” programs at the kindergarten level. It seems to me that there is about a 50/50 split with parents on this option. Some feel their kids get super bored in these programs since class time ends around lunch and the kids sit around a play most of the afternoon. I hear some even have video games in the classes for the kids to play during the “a. I’m not sure I want my kids playing video games at school to keep them entertained until I pick them up.

Expense:

Two years ago we were paying $26,000 a year for two kids to go to school. Ages 4 & 2. My neighbor has a child at CSU and he was shocked at what we were paying but I told him I was happy to pay it if it provided what our family needed and at the time it was a SUPER fit for our kids. There are many families in Parker and Douglas County that feel the same way. I hear the discussions at sports practices, gymnastics etc…

Solution:

The best possible solution would be to have top ranked schools offer full day & week programs so all of us could participate. If you offer a great service people will use it. I for one would be happy to pay for such a service and I know a lot of people that feel the same way.

The one group that I have not mentioned:

The single parent! GOD I do not know how you guys do it. I praise you 1000 times because I could not imagine raising children all on my own. Neither could my wife. It’s beyond my comprehension how you work, pay the bills, and shuttle kids around with only YOU. I admire you for what you are doing.
