People are asking me daily if now is the best time to sell their home. The answer is YES now is the best time to sell your home. Look at the numbers.

“As of January 31, 2013 there were 5,834 single family homes on the market according to the MLS (Denver MetroList) which is down 30% from one year ago”

Do you know the laws of “Supply and Demand?” Per Wiki: If demand remains unchanged and supply decreases, a shortage occurs, leading to a higher equilibrium price.

Here is a quick snapshot of the January 2013 real estate market for Douglas County, Colorado.

Is now a good time to sell your home?

Many neighborhoods have already seen enough price appreciation to get back to where they were before the real estate market bust and many have already surpassed the previous highs and are continuing to grow. The problem I’m seeing is that some Realtors are not pricing the homes correctly to capture the true market gains that are available. The bottom line is that if you have a nice home in good condition you should be reaping nice gains if you bought your house a few years ago. Now is the time to sell your home. If you have been waiting for the right time to sell your home then that time is now.

There are many factors that create this great time to sell but one of the easiest to spot is interest rates. If interest rates tick up a few points you will immediately see downward pressure on the the housing prices and potential gains will be lost almost over night. Sure, there will be a few lucky ones that will sell no matter what but many homes could be pushed back into the lower price range.
