Living in the COVID world has had little impact on the Stonegate Village real estate market. The average price per square foot in Stonegate is up 6% this year compared to all of 2019.
Besides the 2 weeks of shutdown at the beginning of COVID the real estate market in Colorado has been booming. I know this sounds crazy but I actually have clients that want to sell their homes because they are nearing the capital gains limits set by the IRS for married couples. Yes, these couples have close to $500,000 in appreciation since they purchased their homes so they are ringing the cash register and moving on. They see it as a great time to use their equity to buy/build the home of their dreams. Avoid Taxes When Selling A Home.
For 2019 there were 186 single family homes that sold and the average price per sqft was $160.25. So far in Stonegate for 2020 there have been 124 closings and the average price per square foot is $169.76. That is a 6% gain over 2019. The highest sale of 2019 for Stonegate real estate was $700,000 and for 2020 we already have one sale that closed at $785,000. Little has changed with the days on market… the average days on market in Stonegate was 28 for 2019 and now for 2020 we are down to an average of 20 days on market.

The average sale price is up 3.5% from $510,635 in 2019 to $529,298 in 2020. It was only five years ago that the average sale price topped $400,000 for the first time. Stonegate Neighborhood Home Prices Up 6%. I thought this was a huge milestone yet here we are again with a new average sale price for single family homes over $500,000 in Stonegate Village.
Our Town of Parker, Colorado is growing and attracting new arrivals from all over the country. I’m seeing a lot of California, Texas and Oregon transplants headed to Parker and our surrounding areas. I actually have two buyers looking in Parker that are next door neighbors in California. Both families decided to move to Parker. at the same time.
