The average sales price is up 2.6% but that is probably do to one home that sold for $1,720,000. I’m sure this pulled the average sales price up. When I remove this one sale the average sales price drops to $796,000.
Note that the average days on market is actually 61 days on market versus the 100 stated below. There was one house that was on the market for 1,391 days so it also dramatically influenced the average. When I removed that one listing it showed a true average days on market of 61.
