Stonegate Home Prices Up 5 Percent In First Quarter 2014

Stonegate home prices are up 5.25% in first quarter of 2014.

The 23 single family detached homes that sold and closed during the first quarter of 2014 had an average price per sqft (above around sqft) of $162.20. There is big NEWS in the Stonegate real estate market. Many people are watching the sale of the home that is now under contract in Stonegate with an asking price of $630,000. While it would be the highest sales price in Stonegate that I can remember it is still priced below the highest price per sqft that has sold in 2014. The highest price per sqft to sell in Stonegate over the past few years was a smaller home thatwas remodeled and actually didnlt even have a basement. Th home sold for $195 per sqft. I don’t recall any home ever crossing the $200 per sqft range in the 12 years I’ve been working the Stonegate real estate market.

Here are the first quarter numbers for Stonegate Village detached single family homes.

• Average sales price is up 1.38% to $362,817
• Average days on market in Stonegate Village = 32
• Average sale price = $362,817
• Average price per sqft above ground = $162.20
• Average price per total sqft = $126.44
• Homes are selling within 1.5% of original asking price.
