It was a banner year for home prices in The Timbers and High Prairie Farms located in Parker, Colorado.
New custom ranch versus resale
The Timbers neighborhood saw a huge boost in new build custom home sales this year with 6 new custom homes closing.
I only pull data from the MLS. If a closing happened but it wasn’t recorded in the MLS then I will not show it here.
After showing many of the homes within High Prairie Farms this year the most common buyer feedback was that the homes needed updating.

All of the homes that closed this year in the new section were ranch homes. There will be a few two story homes closing in 2019 but the majority of the homes being built are ranches.
The average sale price for a new build ranch home was $1,400,643 versus $1,148,000 for a resale ranch. The average price per square foot was $265.54 for new versus $201.95 for a resale ranch. The highest sale price for a new build was $1,627,518 versus $1,635,000 for resale.
The Timbers Two Story Home Sales
This year 42 two story resale homes sold in The Timbers. The average sale price was $993,985 and the average price per sqft was $162.92. The highest sale price for a two story was $1,760,000 and the lowest sale price was $725,000. Average days on market was 67 for two story homes and the average difference from asking price to final sales price was 95.22%.
Lots sales in The Timbers
I was lucky enough to sell two lots in The Timbers during 2018. These homes are being built right now. Both of the new homes are being built by Summerwood Custom Homes. Most of the other lots in the new section are now sold and under construction with planned closing dates for 2019.
I’m referring to the lots in new section of the Retreat at The Timbers not the new section off Democrat where Richmond and Berkeley are building.

High Prairie Farms Two Story Home Sales 2018
I have noticed more inquiries about homes in High Prairie Farms over the past 18 months. As new developments continue to cram homes closer and closer together buyers are beginning to realize that homes on large lots are a thing of the past and more difficult to find.
This year 5 two story homes sold in High Prairie Farms. The average sale price was $848,601 and the average price per sqft was $128.04. The highest sale price for a two story was $1,117,000 and the lowest sale price was $700,000. Average days on market was 97 for two story homes and the average difference from asking price to final sales price was 90.92%.

This year only 2 ranch style homes sold in High Prairie Farms. The average sale price was $1,097,500 and the average price per sqft was $179.93. The highest sale price was $1,290,000 and the lowest sale price was $905,000. Average days on market was 70 for two story homes and the average difference from asking price to final sales price was 96.73%.
