Looking back, it’s clear that we have certainly come a long way from the 2019 real estate market. Simply comparing the average sale price of 2019 to the average price so far in 2025, we are up 43.98%. Comparing 2025 thus far to the highs of 2023, we are only down by 7%.
With interest rates predicted to decline, this is expected to reignite the entire real estate market. One of the best on-the-ground indicators of the actual demand is open house traffic. Open House traffic has been heavy and steady. I judge open house traffic by the buyers who actually got in their car and drove specifically to the house to see it. I do not count drive-by lookers. I fully expect to see a robust fall/winter into spring real estate market. More about The Timbers neighborhood.

Several homes in The Timbers have been under-listed this year, which is sad, as some homeowners are leaving money on the table. Many Realtors do not work in the high-end market and certainly do not understand the difference between comparing a custom home pricing and a track-built home pricing.
I personally have had one distressed seller who wanted the house sold ASAP, so they were willing to dump the price to get a quick sale. This doesn’t help us, but fortunately, it didn’t hurt the comparables too much.
