Some people say the real estate market in Colorado is overvalued or in a bubble. I say look at the numbers. If you are looking for value look at the Horse Creek neighborhood. With an average sale price of $430,000 and an average price per square foot of $179 above ground and $110 per total square foot this is not anywhere near a bubble. You cannot build these homes new for this price. New home builders will not build you a new home for less than $200 per sqft and then you have to add blinds and window coverings, landscaping and your own personal touches.

It’s my opinion that Horse Creek homes should be in the $200 per sqft range in the 18 months. For the quality and location of what you get in a home and neighborhood that is a fair market value for Horse Creek.
I’ve always maintained that Horse Creek is one of the best neighborhoods in parker Colorado. You get a newer home in a mature neighborhood that is completely built out so you don’t have to worry about daily construction work noise. Hess Road and Mainstreet both cut over to I-25 and Chambers or Jordan offer easy access to the north so you have multiple options for your morning commute.
