Stonegate Village Neighborhood Sold Homes Report

Home sales figures and averages for Stonegate Village for the first half of 2014.

The number of sold and closed properties for Stonegate is down significantly. In 2013 there were 213 sold and closed homes in Stonegate. Half way through 2014 we have only sold and closed 61 homes. There are a lot fewer people moving. We are barely on track to sell 50% of the homes that were sold in 2013.

The number of sold and closed homes in Stonegate Village is down by nearly 50% from the same time a year ago.

While prices are up over 10% in 2014 it seems sellers are not wanting to capture their gains and move up into larger, nicer or newer homes. With interest rates a super low levels it seems odd that more people are not making the transition.  The majority of the homes in Stonegate need to be updated and have deferred maintenance so moving or updating your home is something most homeowners in Stonegate need to think about.

• Average price per total sqft = $122.10. This number actually declined over the last 3 months. 
• Homes are selling within 1.89% of original asking price. This actually dropped a little too in the last 3 months.

• Average sales price is up 1.38% to $362,817
• Average days on market in Stonegate Village = 32
• Average price per sqft above ground = $162.20
• Average price per total sqft = $126.44
• Homes are selling within 1.5% of original asking price.
