The Timbers Parker CO Housing Market Trends (2016–2025): Prices, Value & Sales Activity

The Timbers Parker CO Housing Market Overview (2016–2025)
What are home prices in The Timbers Parker CO? We crossed the rubicon! I believe the worst is over. We cleared out several semi-destressed sales this year, and several homes that were terribly outdated and in need of serious remodels. I should note that the three distressed cases I handled were not financial in nature. The distress that created urgency and a lower listing price was predicated on family, personal, or medical issues. The clients wanted the homes sold ASAP, and all had substantial equity, which allowed them to sell for less.
Remodeled and updated homes sold relatively quickly and at prices consistent with their expected sale prices.
Outdated homes were generally overpriced and sat on the market for extended periods or experienced multiple price reductions.
The Timbers remains one of Parker’s most established and desirable luxury neighborhoods, and the long-term data clearly supports that reputation. From 2016 through 2025, home values, pricing efficiency, and buyer demand have all demonstrated durable strength, even as the broader market experienced volatility.
The charts below break down key pricing and activity trends shaping The Timbers housing market.
Average Price Per Square Foot Trend
What the data shows:
We ended 2025 with an average of $256.13 per total square foot.
From 2016 to 2020, price-per-square-foot growth in The Timbers followed a steady and healthy appreciation pattern. Beginning in 2021, pricing accelerated sharply, peaking in 2022–2023 before stabilizing in 2024–2025.
What this means:
Even after a modest correction from peak pandemic-era pricing, current price-per-square-foot levels remain materially higher than pre-2020 benchmarks. This confirms that value gains in The Timbers were not temporary spikes, but structural increases supported by long-term demand.
Above-Ground Square Foot Value
What the data shows:
We ended 2025 with an average above-ground square foot of $440.94
Above-ground living space has consistently commanded a premium, with a sharp increase beginning in 2021 and peaking in 2023. While values normalized slightly in 2024–2025, they remain well above historical averages.
What this means:
Buyers continue to place greater value on functional, above-ground living areas. Homes with strong main-level and upper-level square footage, natural light, and thoughtful layouts consistently outperform homes that rely heavily on basement space.
Average Sale Price Trend
What the data shows:
The 2025 average sale price was $1,485,843.
Average sale prices in The Timbers climbed steadily from 2016 through 2020, followed by a rapid appreciation phase from 2021 to 2023. After a modest pullback in 2024, prices showed renewed stability heading into 2025.
What this means:
The Timbers has demonstrated pricing resilience. While the market has normalized from peak conditions, sale prices remain significantly higher than pre-pandemic levels, reinforcing the neighborhood’s long-term investment appeal.
Monthly Closing Activity (Seasonality)
What the data shows:
Closings are most concentrated between March and August, with June historically producing the highest transaction volume. Activity typically slows in late fall and winter months.
What this means:
Seller timing matters. Homes listed in late winter or early spring often benefit from stronger buyer demand and increased competition, which can positively impact pricing and days on market.
Year-Over-Year Price Change
What the data shows:
Year-over-year appreciation peaked in 2021, followed by a moderation in 2022–2024. By 2025, appreciation returned to positive territory.
What this means:
Rather than signaling weakness, this pattern reflects a return to a more sustainable, data-driven market. Healthy appreciation paired with reduced volatility creates a more predictable environment for both buyers and sellers.
