What are we talking about here? In this article I will discuss the fast growing market of custom ranch style homes in Parker, Colorado. We have already passed 2014 for the number of luxury ranch style homes sold and closed and it’s only October.
What exactly is a custom ranch style home? Typically it is a custom built home designed and built with the help of an architect and a custom home builder. It is built to the exact specifications of the soon to be new home owner.
Why is the custom ranch style or “Affluent Downsizing” market so important?
Its simple. Our older generation is looking to downsize but not into a track built home or neighborhood where every house looks and feels the same. They are however interested in what some call “Affluent Downsizing.” Affluent Downsizing is a somewhat niche market but still a very large market in the Denver Metro right now and I see no end in sight. Many but not all of these buyers are empty nesters or at least “almost empty” as one client put it. They have had the large suburban house in the track neighborhood, raised their kids and sent them off to their own lives and are now looking for style, comfort and top of the line finishes.
Not all buyers of ranch homes are retired or even close to retiring. I’ve sold many of these custom homes over the past few years to younger families that appreciate the open floor plans, large basements and larger lots that ranch homes have to offer. Let’s face it…Colorado offers a lot of activities for us to get exercise. We don’t necessarily need to climb stairs to keep in shape in Colorado.
Many custom home buyers know exactly what they want and have no issues explaining where and what type of home they are looking for. Main floor master bedrooms are a must have. No more stairs except to go into the basement to entertain their friends or visiting family. They want kitchens that are totally functional and look like a million bucks. Outdoor living areas are given top consideration when buying or designing too. Outdoor living areas don;t need to be huge but must also be functional and private.
Most custom ranch style home buyers are not afraid to make changes after they move in if a home isn’t perfectly suited to their needs. I have many custom home buyers that easily spend $100,000 to as much as $500,000 to make a resale home fit their needs and most importantly their style.
