Over the past 11 years I’ve helped move many families from around the United States and around the world to and from Parker, Colorado.
Some of the things that make Parker, Colorado a great place to live are the small town charm and easy lifestyle. Parker gives you this small town living feeling from it’s location which is about 20 miles Southeast of Denver. Parker doesn’t have the traffic that Highlands Ranch and Lone Tree have. Once you come home from work in the evening getting around to the stores or going out to eat is a breeze. You can relax in Parker, Colorado.
The charming Town of Parker has wide sidewalks for families to stroll and enjoy shopping, restaurants and bars and we even have a great wine bar right in the center of town.
O’Brien Park is right in downtown so you can spend the day at the park or hop on the Cherry Creek Bike Path from your Parker neighborhood and ride into town for ice cream. Whatever your pleasure Parker Colorado has it.
Parker is a very active and relatively young population. The problem in Parker is not trying to find something to do but deciding what activity you are going to do. The mountains and all the activities they have to offer are 30 minutes away. Summit County and world class skiing is just over an hour away. Castlewood Canyon or own miniature Grand Canyon lies 20 minutes south of town. Almost every neighborhood in Parker connects to the central Cherry Creek Bike Trail. This trail can be So, you are never left wanting for activity in Parker, Colorado.

Here it is. The 2009 real estate market report for the Horse Creek subdivision in Parker Colorado. This report shows all the homes sold for 2009 in Horse Creek.

Two very different years for Horse Creek. 2009 versus 2008 the total sales numbers are far below what was sold in 2008 and to be honest 2008 for me was no where near as good as 2009. I know the election and the havoc caused by that and the massive stock market drop had a lot to do with the 2009 slow down. No worries. Douglas County is strong, wealthy and highly educated. They cannot keep us down for long and I can already see a massive influx of new relocation buyers and sellers for the Douglas County real estate market in 2010. So hang on and get ready for a wild ride. I see a great year in the making.
Parker is about to see another round of foreclosures and yes most will be in the lower price ranges but I am also seeing quite a few on the upper end as well. I guess all the people that held out over the last two years have run out of cash or the energy to keep up the payments.

- Highest Priced Home Sold: $450,000 for 2009 versus $435,000 for 2008
- Lowest Priced home Sold: $208,550
- Median Price Sold: $364,000
- Median Price List: $390,000
- Median Original List Price: $389,900 (this is before any price reductions) Yes I see that it is lower than the Median Original List Price above. I’m using the numbers as I see them I cannot explain this other than someone must have raised their asking price at some point.

- 2009 NET Volume Sold = $9,218,713
- 2008 NET Volume Sold = $17,052,205
Averages
- Average Days on Market = 98 for 2009 versus 80 for 2008
- Average Difference between Original Listing Price and NET Sales Price = 92.20%
- Average NET Sold Price = $341,434
- Average Price Per SQFT = $133
- Average Original Listing Price: = $370,304
- Average Square Feet: = 2603 (not counting basement)
- Average Concession = $5,499 This is an amount given to the buyer from the seller for closing costs usually. It is subtracted from the selling price to get the NET selling price.

Have you seen the construction going on at the South Pool in the Stonegate neighborhood located in Parker Colorado? We are about to have the South Pool totally updated and added to. Form what I can tell it looks like the major improvements to the pool will be…
- New Kids pool with a zero depth entry, fountains and a huge curly slide. YEAH!
- Brand new large concessions area with clubhouse and meeting/party rooms. YEAH!
- Expanded pool deck with more chairs and there is rumored to be more shaded areas for parents with small kids and those of us not wanting to sit in the sun. YEAH!

Douglas County Colorado Ranked # 5 for Young and Wealthy in the Nation

CNN Money released a report a month or so back “Where the jobs are” that ranked Douglas County Colorado as the number 5 spot for wealthy young adults. There is even a mention that some locals have nicknamed the area “Silicon Mountain.”
I guess we have always known this but the rest of the world didn’t. Douglas county is ideally situated between Denver and Colorado Springs and encompasses Parker, Highlands Ranch, Castle Rock and Franktown Colorado. Our quality of life and abundance of amenities have created the perfect location/reason for large companies to decide to relocate here.
- Highly educated workforce.
- Cost of living is low compared to most large cities.
- Housing costs are some of the most reasonable in the country. We have had our share of foreclosures but massive deprecation of property values was contained to a few small areas of the city.
- Douglas County real estate and home prices held steady during the real estate crash.
- Outdoor and open space activities. A well thought out bike trail system allows people to access most parts of the city via their bike, walking or whatever they choose.
- Hiking trails in beautiful open spaces with easy access to State and National Forests and Parks.
- A state of the art light rail system in place and operating with large plans to expand that are already underway and some awaiting approval.
- A very established Denver Center for the Performing Arts venue with a full schedule of world class events and shows.
- Douglas County has a wonderful schools and there are plenty of options for Private schools as well.
- World class museums and the Denver Zoo that will make you want to come back over and over again.
- Oh and don’t forget the best skiing in the WORLD an hour from your door.
- Fishing, hunting, snowshoeing and any other outdoor adventure you can imagine. It’s all here. Except the ocean! Oops.
