Here is the September 2009 real estate market report and stats for Douglas County West which includes Castle Rock and surrounding areas. Castle Rock real estate is doing ok compared to many other areas. I think everyone I show homes to in Castle Rock loves it. The views and landscape are beautiful.   2. Average Days on Market = 158 now versus 122 just one year ago.
  3. New Active Listings = 1,311 that are active right now.
  4. Sold Homes YTD for 2009 = 1,078 versus 1,238 sold by this time last year.

September 2009 Real Estate Market Report for Parker Colorado

Wow how the real estate market has changed in Parker, Colorado. Look at the graph below and notice the details. Below you can see the September 2009 real estate stats for Parker Colorado showing the trends and figures for homes sold from January 1st 2009 through the end of September 2009 and comparing them to the figures just one year ago.

  • Average Sales price in Parker is up 13.2%
  • Absorption Rate is up 3 months or 4.5%
  • Average DOM or Days on Market is down by 7 days to 107.
  • # of Active listings is down by 15%.

Real Estate Market Report Parker Colorado.

This is a current real estate market snapshot report for the entire area encompassing Parker, Franktown, Deer Trail,  Elizabeth, Kiowa, Elbert & Simla Colorado. This area is labeled as the DEP or Douglas, Elbert and Parker MLS Area.

There isn’t really anything here that we basically didn’t already know. The average sales price is down and the time it takes to sell [DOM or Days on Market] a Parker home is longer.

My take on the market hasn’t changed since this foreclosure crisis started. If you list your home with a Realtor that knows the market and can market your home to the masses, price your home properly and the property is well maintained you can and will sell the property.

  • Good homes always sell and that makes it even more important to stick to the rule of “Buy to Sell.
