Sewer Scope – Do it or Lose Thousands!

Scoping your sewer line is a serious job and MUST be done during the inspection process when buying a home for sale. Sewer line repairs can cost in the thousands of dollars. In fact the least expensive one I’ve seen was $4,200 and I regularly see them in the $8,000 range. It involves digging up the yard and in worst case scenarios it can mean digging up and replacing the sidewalk and even small sections of the street. Big time money for items like this.

Scoping the sewer line involves Pipe Spies going through the sewer clean out, toilet or through a roof vent with a long hose that has a camera attached to the tip. The camera videos the pipe from the house to the sewer main usually out at the street. This allows them to see any breaks, roots, low spots or other problems in the line.

Warren says “All or nearly all the problems I find that need repair are undetectable by simply running water continually or flushing the toilet.”

Tips:

  1. Don’t use a sewer scope company that also owns a backhoe to repair the lines. Companies with the tools to repair the line may be tempted to tell you it needs major repairs.
  2. Order the sewer scope to take place during the actual home inspection. (Don’t forget to order the Radon test too.)
  3. Most home inspectors will suggest a sewer scope on all older homes and especially if there is or was a tree located in the front yard above or near the location of the line.
  4. Cost of a sewer scope is around $200 but can literally save you thousands.
  5. I’m not going to debate how old is old enough to need to be scoped. That is up to you and your chosen home inspector.

I took a side road above the West side of the golf course and came upon this amazing view so I shot about 60 seconds of video. It was a clear day so I could see all the way down to Pikes Peak. Notice the golf course, clubhouse and wide open spaces Pradera offers.

Move up Home buyer Tax Credit Now in Effect-Parker News

You may be eligible for the tax credit if you…

  • have lived in your home for 5 of the last 8 years
  • have an adjusted gross income of not more than $125,000 for single filers and not more than $225,000 married filing jointly you can receive the $6,500 tax break.
  • you must be under contract before April 30th 2010 and close the deal by June 30, 2010.
  • There is also an anti-flipping provision – Any homeowner who collects the credit and sells the property within three years must return the money.

Washington Report: Expansion of Tax CreditHere’s something in the expanded program that hasn’t gotten much attention: The new $6,500 federal tax credit for so-called “move up” buyers took effect immediately upon enactment.  That means that potentially hundreds of thousands of Americans who fit the key ownership and income criteria for the new credit are eligible for it … right now.  What are those tests?  1) You have to have owned and used your current home as your principal residence for five consecutive years out the past eight; 2) Your adjusted household annual income cannot exceed $125,000 if you file taxes as a single, or $225,000 if you are married filing jointly.  To qualify, you must sign a contract to purchase a replacement residence before next April 30, and go to closing on it by June 30, 2010.  Although the $6,500 feature has been labeled the “move up” credit, there is nothing in the law forcing anybody to buy a bigger or costlier house.  You can downsize or upsize and still get the credit.

It’s getting cold out so you better be prepared! Frozen pipes are a real problem in Colorado and a little knowledge can save you a lot in repairs.

You came home and turned on the water and nothing comes out! You don’t see any water leaking from broken pipes and suspect a frozen pipe.

Tip #1: When water is running in only one part of the house it usually means a pipe in an outside wall or uninsulated area is frozen.

What to do:

  1. Locate the main water shutoff for the house and turn the water off.
  2. Open faucets on the line that is affected with the frozen pipe so water will flow once the pipe is thawed.
  3. Turn up your heat and open cabinets so the heat can reach the frozen lines under the sink.
  4. You can run hot water through near by pipes to help heat the frozen pipes.
  5. You can use a hair dryer to heat the pipe slowly until the water flows freely. Heat from the sink backwards to the frozen area slowly.
  6. Do not use a torch or hot iron as heating a pipe quickly can cause it to burst and then you are in BIG trouble.

Tip #2: When you leave town in winter turn off the water supply to the clothes washer. Leave your heat set at 60 degrees and open cabinets and doors so heat reaches pipes. In extreme cases you can shut the main water valve off under the house or leave a small trickle of water run through the line but that is expensive and wasteful.

When I run across news articles that have an impact on our Denver Metro Housing Market I like to post them up for all to read. Enjoy.

Economist: 6 months until Denver recovers - Recent corporate announcements and an improvement in our region’s business climate bode well for future job growth, according to The Metro Denver Economic Development Corporation (Metro Denver EDC).  In its Monthly Economic Summary for November 2009, the EDC highlighted the fact that Conoco-Phillips, SunRun, a San Francisco-based solar energy company, and German-based SMA Solar Technology AG will all start Colorado operations in the next few years.  “This is a very big deal for Colorado we’re excited that not only are we being recognized across the country for our renewable energy capabilities, but now, also across the globe,” Metro Denver EDC Chief Economist Patty Silverstein said.  “On the residential side those home prices are certainly a bit more stable. Commercial markets we’re still watching very carefully.  We’re still determining that there’s going to be a little bit of pain in those markets,” she said.
Denver Economy-6 Months to Recover?

Senate expands homebuyer tax credit, extends jobless benefits - Yesterday, the Senate voted 98-0 to extend and expand the tax credit to include buyers who already own homes.  The House is expected to vote on the bill today.  Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500.  First-time homebuyers — or anyone who hasn’t owned a home in the last three years — would still get up to $8,000.  To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30.
