The yearly question every broker is asked “do we want to take the house off the market in the winter months?”

What is the answer?

  • Buyers that are out looking between September and March are usually very serious buyers. They are not “tire kickers.”
  • Inventory is low since many sellers buy into the myth that they need to take the house of the market in the winter.
  • Low inventory + serious buyers = a great opportunity to sell a home or real estate.
  • Fewer “tire kickers” means fewer showings = less interruptions and house cleaning. Again, serious buyers will be looking.
  • Serious buyers usually = relocation buyers or people that have already sold their home and need to find a replacement home quickly.
  • Relocation buyers usually close very quickly and you know they have a Company behind them so they will be prepared and ready to close the deal.
  • Fewer real estate transactions are taking place at this time so Realtors, title companies and inspectors have less pressure and more time to dedicate to your transaction.
  • It isn’t as hot outside. Fall in Colorado is the most beautiful time of the year so buyers really enjoy getting out and looking for homes.

    I concur, don’t take your home off the market. As a very serious buyer who’s having a very hard time finding a house that meets my requirements, I need all the options I can get! HOWEVER: if you as a seller aren’t serious about selling your house, and want to deny showings because you’re having guests over for dinner, you need to know something. I’m serious about buying – you don’t look serious about selling your house, so don’t expect me to work around your schedule. I know what it’s like – I went WAY out of my way to put my dog in day care every day, whether I knew it would show or not. I locked my cats in a dungeon in the garage. I didn’t cook messy meals at home. I had a morning and evening routine to keep the house in top shape at all times. AND I recognized that if I wanted to sell my house, I needed to price it with the short sales and foreclosures. Not easy to swallow, but that’s why it’s called “market price.” Turned out for me to be not so inconvenient. I did that for a week, and had a signed contract in 5 days, offer on the 3rd day. So if you’re serious about selling your house, DO keep it on the market. If you’re just playing games, don’t waste my time or your realtor’s – take it off the market.
