Here is a list of various fireworks shows in and around Denver, Colorado. I will actually list my all time favorite show first since I will hope you will take the time to drive up and see it.
1. Beaver Creek, Colorado Fireworks Show.
5:00 concert gates open and The Neville Brother will play at 7:45.
Fireworks start at 9:15. Suggestion: Pick a spot on the hill side and kick back. Take a blanket, food and drink. Enjoy.
2. Arvada 4th of July Festival -
Saturday, July 4, starting at 3:00 pm, fireworks at 9:00 pm
Lutz/Stenger Sports Complex, W. 58th Avenue just west of Kipling
3. Aurora 4th of July Festival -
Saturday, July 4, starting at 7:00 pm, fireworks at 9:30 pm
Aurora Municipal Center lawn – Chambers at Alameda
Live music including the Aurora Symphony orchestra, food and beverages and capped off by fireworks
4. Broomfield Great American Picnic and Fireworks
Saturday, July 4th, festivities start at 5:00 pm, concert Nacho Men at 7:00 pm, fireworks at 9:15 pm
NW corner of City and County Municipal Center Complex – Third Avenue and DesCombes
5. Edgewater Fireworks
Friday, July 3, entertainment and food and drinks starting at 4-10 pm

Thinking about buying or selling a home in the Parker, Colorado area? Here are answers to the most often asked questions I receive about the real estate transaction. Real Estate closing fees and mountains of numbers on your settlement sheet at closing can be quite overwhelming. What I’ve done is enlisted the help of good friend Jim Renshaw [EMAIL JIM or 303-906-1915] over at Land Title here in Parker, Colorado to help explain the fees and what they mean.

For FHA transactions the seller may also be REQUIRED to pay the following BUYER costs.
- Tax Service Fee: $75
- Document Preparation Fee: (if lender prepares) $150 to $295.
- Underwriting Fee: $100.
For a VA loan real estate transaction the SELLER may be REQUIRED to pay the following BUYER costs.
- Loan Closing Fee: $250
- All of the real estate clsoing fee: $250
- Tax service fee (if lender charges this) $75
- Document Preparation Fee (if lender prepares them) $150 to $350.
- Underwriting Fee: $100 to $500.

Fun Day for Kids at Breckenridge Peak 8 Fun Park

Sunday for Father’s Day we were looking for fun things to do with the kids so we all agreed to head up from Parker to Breckenridge for a day at the Peak 8 Fun Park. It turned out to be a great fun day for all the kids and parents.
VIDEO BELOW! Garrett our 4 year old said the Alpine Slide was waiting for him and only him. Since he’s 4 years old he rides the slide with me which means FREE and we like FREE in our house. So for $25 for three rides Garrett and I hit the sled and plowed down full speed. He giggled the entire way. Loved it! Take the chairlift up to the top then choose your sled. They have three tracks to choose from and they are all pretty much the same. He sat between my legs and we were off. Go try it I highly recommend it.
We also purchased tickets for him to climb the Rock Wall and the Sky Fly Power Trampoline. He was so exited that he climbed the rock wall for the first time ever and made it to the top to ring the siren. He was very proud of himself and he let us know so. Then over tot he Power Tramp as we call it and he was well over the top of the bungee bars in seconds. Weighing in at just under 40 pounds allowed him to fly about as high as the ropes would allow. No complaints from him though. Macey our 1 year old watched and enjoyed the entire day from the comforts of her BOB stroller eating snacks and protesting when she was ready to stretch her legs.
Plan on $100 for the day depending on how many kids and what they want to participate it. REMEMBER to take your season pass if you have one to reap a good discount at the ticket window. Best place to park is down by the gondola in town and hitch a ride on the bus that will drop you off right at the ticket counter. The staff is friendly and the equipment appears to be in good shape.

Parker Days Festival a Great Time!

If you didn’t make it out to the Parker Days Festival/Carnival you missed out. We did choose the $25 all day pass as I didn’t want to go back and buy tickets all afternoon.I was a little disappointed with the rain and lightening each afternoon but it really didn’t start until just about the time we were ready to leave. I haven’t seen it this crowed in years. There were by far more people here this year than last. Maybe because fewer people are traveling because for the economy? Just guessing.
Our 4 year old had a blast and so did I. I think we rode every ride my son was tall enough to get on a minimum of two times. We did only ride the rides on the kids side and not the big kids section as my son calls it. “The rides on the hill are for big kids Dad” as I was informed several times. He really enjoyed the “cliff jump” over in the O’Brien Park area near the stage. $10 for 7 jumps and that was all he wanted to do most of the day.
My only complaint was that there seemed to be a lot of extra rides outside the main area that you had to shell out cash for. Tickets and wrist bands didn’t apply to these separate venues so parents were forced to pay as you go for the kids to indulge.

I was going to write about short sale success stories but I was talking with another real estate broker in Parker, Colorado and decided to vent some of the current frustrations about selling or buying a short sale home. I believe that over the past two years some brokers have had such a hard time paying the bills that they have resorted to dirty deals and crooked tactics to get a pay check. Below I will list a few thoughts, frustrations, suggestions and plain old law breaking you need to know. I would highly recommend asking these questions to your buyer’s agent or sellers agent before listing or buying your Parker Colorado Home for Sale.
Positive News for Denver Real Estate

Here are some really great articles showing that the Colorado Real Estate and housing woes may hopefully be working towards an end. Colorado lead the nation into this housing bust by nearly two years. Colorado Real Estate was leading the nation in foreclosures at a time when the rest of the country [east and west coasts were appreciating at unsustainable rates] so it’s only natural that we will pull out if this mess before the rest of the nation. This just proves the point that ALL REAL ESTATE IS LOCAL. Listening to the nightly news when they report national housing stats as though they are local news really has little meaning to your local market so beware of what you take from those wild news reports. Many areas of the Denver Metro are experiencing huge buying surges.

Denver Tops Rebounding Housing Markets Barbara Corcoran highlights Denver as the number one recovering housing market on NBC’s Today Show saying, “Everything about Denver is pointing Up, Up, Up!” watch video here
Jobs May Recover First in Colorado: If you want to be in the right place when the recovery starts, that place may be in Colorado, Idaho, Oregon, Texas or Washington. The recession didn’t start at the same time in every state, and it won’t end at the same time either. A new forecast from Moody’s Economy.com predicts that jobs growth will return first in those five states, starting in the last quarter of this year. read more here

Pending Home Sales Increase Nearly 7 Percent: The Pending Home Sales Index, a forward-looking indicator based on contracts signed in April, rose 6.7 percent to 90.3 from a reading of 84.6 in March, and is 3.2 percent above April 2008 when it was 87.5.Lawrence Yun, NAR chief economist, says buyers are responding to very favorable market conditions. “Housing affordability conditions have been at historic highs, but now the $8,000 first-time buyer tax credit is beginning to impact the market,” he says. “Since first-time buyers must finalize their purchase by November 30 to get the credit, we expect greater activity in the months ahead, and that should spark more sales by repeat buyers.” read more here

Homes for Sale, Tornado not Included!

This is a really cool photo taken yesterday June 7th, 2009 in the Saddle Rock neighborhood in Aurora, Colorado. My wife’s co-worker or his neighbor took this shot and I believe this is his house in the foreground. Pretty scary huh? The news reported several tornadoes in the area and I did get a decent photo of one myself out on the plains east of town but my shot wasn’t nearly as good as this one.
